In the State California, When is Is Termite Inspection Typically Done On Rental Properties?

Is it mandatory that this inspection be done on all rental properties on a "routine" basis? Or is it more commonly done under certain circumstances, like- In when Buying/Selling the building, suspected presence of Termites...?
